Discover the Charm of the Notswolds: History, Countryside & Hidden Gems

The East Midlands is rich in history, stunning natural beauty, and thriving market towns. The region has recently been coined the ‘Notswolds’ – all the charm of the Cotswolds, complete with rolling green hills, pretty villages and stunning period homes, but with better affordability and connectivity. Whether you’re looking for a calm country hideaway or a bustling town with outstanding amenities, the Notswolds presents the ideal balance of countryside, history, and contemporary comfort.

A region of character

The Welland Valley is renowned for its picturesque villages, historical towns, and serene countryside. With strong transportation links and proximity to major cities including London, Peterborough, Nottingham, and Leicester, this is an ideal setting for those seeking a calmer lifestyle while being well-connected.

The region is home to some of the country’s quaintest market towns, most notably, Stamford and Market Harborough. Stamford, regularly referred to as England’s finest stone town, is a pleasure to explore, with cobbled streets, local and independent shops, and magnificent Georgian architecture.1 Market Harborough, with its rich history and dynamic community, provides an excellent balance of traditional character and modern convenience, making it an ideal spot to establish roots. Both of these stunning market towns have earned repeated recognition as some of the best places to live in the country, as featured in the Sunday Times Best Places to Live.

A scenic hub for adventure and relaxation

The East Midlands has plenty to offer those who appreciate the great outdoors. Set amid 3,100 acres of breathtaking rolling English countryside, Rutland Water serves as its county’s centrepiece for sports events. This man-made reservoir offers a variety of activities for people of all ages and skill levels, and its 25-mile perimeter track is ideal for walking, running, and cycling. To enjoy one of the greatest cycling routes in England, you can either hire a bike or bring your own. Rutland Water is known for its sailing facilities and water-based activities; fly fishing is also a great option. With sweeping views of the lake, the Rutland Water Golf Course offers top-notch recreational and golfing facilities.

The internationally famous Rutland Water Nature Reserve, managed by the Leicestershire & Rutland Wildlife Trust in partnership with Anglian Water, is one of the most important wildfowl sanctuaries in Great Britain, regularly hosting over 25,000 waterfowl within thousands of acres of the finest English countryside. The birdwatching centre at the reservoir is a must-visit.

The sweeping hills and waterways offer a calming backdrop for family life, leisure, and adventure, regardless of whether you’re an enthusiastic hiker, cyclist, wildlife-watcher, or just someone who appreciates the peace of rural surroundings.

Rich heritage and historic sites

The East Midlands is packed with heritage, including historical attractions and magnificent buildings. If you live nearby, some of the most fascinating cultural history in the nation is located right outside your door.

Burghley House, one of the finest remaining Elizabethan mansions in the country, is a true treasure of the area. William Cecil, Queen Elizabeth I’s Lord High Treasurer, constructed this majestic home in the 16th century. It has 18 state rooms that are brimming with precious artefacts and breathtaking artwork. Explore the magnificent gardens, which are filled with secret paths, creative planting, and Capability Brown-designed elegance. The Hide & Secrets adventure play area, Garden of Surprises and Sculpture Garden offer families a fun-filled day, set amongst true history.

Rockingham Castle, which has dominated the landscape for almost a millennium, is boldly perched on a peak farther south that overlooks the Welland Valley. The castle has been owned by the same family for more than 450 years and was constructed between 1066 and 1071 on William the Conqueror’s instructions. Visitors may explore the castle’s historic interiors, from the servants’ hall to the opulent Victorian long gallery. Various events are held throughout the year to bring the castle’s history to life.

Not far away, the 7th Earl of Cardigan, who is renowned for leading the Charge of the Light Brigade, lived in the beautiful Tudor and Georgian estate known as Deene Park in Northamptonshire. The estate features extensive borders, lakes, vintage roses and exquisitely designed gardens. Deene Park is a great site for history enthusiasts and families alike since it arranges several activities year-round, including Civil War reenactments and historical tours.

The thriving community

A place to call home is about the local culture, lifestyle, and community, not simply its houses. With top-notch regional produce ranging from fresh fish from the waterways to locally-sourced Lincolnshire sausages, the Notswolds also has an excellent food and drink scene.

The Bull and Swan in Stamford is a must-visit if you want a taste of classic pub eating. This historic inn, which was named the Best Town Pub in the 2024 Great British Pub Awards, has a welcoming ambience and serves delectable seasonal cuisine that is produced locally. With its Michelin-starred food and breathtaking lake views, Hambleton Hall, located on a peninsula overlooking Rutland Water, offers a fine dining experience.

In addition to its cuisine, the area is renowned for its friendly locals, thriving marketplaces, and local businesses. There is always something to get involved in, whether you plan to visit farmers’ markets, attend local festivals, or explore the countryside.

At King West, we take great pride in our ability to assist buyers with finding their ideal properties and our comprehensive expertise in the local housing market.
