Ashley is a village of just over 200 people in North Northamptonshire, set in the Welland Valley roughly four miles north-east of Market Harborough and five miles west of Corby. The River Welland runs close to the village’s northern edge, marking the border with Leicestershire, and the county of Rutland lies just a short distance further to the north-east.

The village is recorded in the Domesday Book of 1086 as “Ascele” — meaning a clearing in the woods — when it was a small hamlet of around 320 people within the hunting grounds of Rockingham Forest. Roman relics discovered during 19th-century railway construction suggest much earlier settlement in the area, and the Roman road known as Via Devana passed just north of the village.

What makes Ashley unusual among Northamptonshire villages is its Victorian remodelling. Between 1854 and 1888, the wealthy rector Richard Pulteney commissioned Sir George Gilbert Scott to redesign much of the village.

Property styles in Ashley: Ashley is defined by its Northamptonshire ironstone, and the housing stock is a direct product of this. The village is dominated by stone-built period properties — many dating from the Victorian Gothic rebuilding programme carried out by the Reverend Richard Pulteney and architect Sir George Gilbert Scott in the 1850s and 1860s.

Alongside these, you will find older thatched cottages, converted barns and outbuildings (such as those in The Maltings, formed from the old Manor House maltings in the 1980s), and a handful of more modern detached homes on the village’s fringes. The street plan follows a distinctive figure-of-eight layout, with the Grade I listed Church of St Mary the Virgin occupying the highest ground. Part of the village is a designated conservation area containing 31 listed buildings and monuments, which means the built form has been carefully preserved.

Ashley is a small village, so getting around typically means having a car, though there are some options for those who prefer not to drive.

  • Car & road – Ashley sits just off the B664, which connects Market Harborough (roughly four miles to the south-west) and Uppingham (around eight miles to the north-east). The A6003 towards Corby is approximately five miles east, and the A14 — one of the region’s major trunk roads linking the M1/M6 Catthorpe Interchange to the A1(M) — is within a ten-minute drive via Market Harborough. From the A14, Kettering is around 15 minutes away, Northampton roughly 35 minutes, and Cambridge under an hour and a half.
  • Bus – Bus provision is limited, as is typical for a village of this size. North Northamptonshire Council operates a community bus service that calls at Ashley on Tuesdays, linking it to Cottingham, Wilbarston, Stoke Albany, Weston by Welland, and Market Harborough. For more frequent services, Market Harborough town centre offers a wider range of routes.

Ashley and the surrounding Welland Valley are defined by their open countryside, historic buildings, and quiet, unspoilt villages. There is plenty here for those who value landscape, history, and outdoor pursuits over busy tourist trails.

  • Church of St Mary the Virgin, Ashley – This Grade I listed 13th-century ironstone church is Ashley’s greatest treasure. The chancel, restored by Sir George Gilbert Scott and decorated by Clayton and Bell with marble, gold leaf, and wall paintings illustrating the Te Deum, is described by Historic England as outstanding. Open daily during daylight hours.
  • Rockingham Castle – Just five miles east, this Grade I listed former royal castle was built on the orders of William the Conqueror and overlooks the Welland Valley with views across five counties. Charles Dickens was a regular visitor and is said to have used it as inspiration for Chesney Wold in Bleak House. Open for tours and events during the season. (rockinghamcastle.com)
  • East Carlton Country Park – Around four miles to the east, this 100-acre country park sits on the edge of the Welland Valley and features mature woodland walks, a heritage centre documenting Corby’s steel-making past, and a children’s play area.
  • Nevill Holt Hall & Opera – Approximately four miles north, this Grade I listed medieval manor house is home to an acclaimed opera festival held each summer. The surrounding grounds include walled gardens and sculpture by well-known artists, with views back across to Rockingham Castle.
  • Eyebrook Reservoir – About five miles to the north-east, this 400-acre reservoir is a haven for birdwatching and fishing. During the Second World War, Lancaster bombers used it as a practice ground for the famous Dambusters raid.

Ashley itself, as a small village of just over 200 people, does not have a significant local employment base.

The agricultural sector remains important in the immediate area, with farming — particularly livestock rearing in the Welland Valley — still forming the backbone of the rural economy. King West’s own expertise in rural, agricultural, and commercial property reflects this landscape.

The two nearest towns, Market Harborough and Corby, are where the majority of working people in the area are employed.

Market Harborough has a well-established local economy centred on professional services, independent retail, and small-to-medium businesses, with the town’s position on the Midland Main Line making it a practical base for commuters to Leicester and London.
